Florida General Coatings has had a wealth of experience in sealant application procedures. We have applied thousands upon thousands of square feet of surfaces (different substrates) using both water based and solvent based sealants.

When deciding between a water-based or solvent-based sealers for substrates like pavers, natural stone or concrete, there are a few key points to keep in mind:

1) Has your surface been sealed before?

2) Have you had failure of product in previous application?

3) What level of ease of application are you comfortable with?

4) What look are you wanting

5) What products are appropriate for your surface

6) Where do you live? Is an environmentally friendly product important to you?

If your surface has not been sealed before, you are free to use either a water-based or solvent-based sealer but we recommend a water base acrylic sealer for color retention and fading solutions

Several years ago, solvent-based sealers were more durable than water-based sealers but today, the technology in waterborne sealers and coatings has improved tremendously such that there is no practical difference in quality or durability when comparing water-based to solvent-based sealers on new substrate surfaces.
